香港誠品、Apple Store、希慎廣場、租務策略

I sometimes conduct research and read stuff to gain new understanding and to satisfy my own curiosity. In this case, I’ve done a little digging to get a better understanding (at least for me) re 香港誠品、希慎廣場、租務策略. Instead of spending the time I don’t have to write an article, I am sharing with you my raw data/material. Feel free to leave your comments.

“希慎廣場
希慎廣場(位於軒尼詩道500號的重建項目)是集團下一個發展里程,包括15層寫字樓及17 層商舖,總樓面面積共達710,000平方呎。希慎廣場將為希慎的整體物業組合帶來長遠的策 略價值:
• 希慎廣場的商場部份將大大強化集團的整體商舖物業組合,使總樓面面積增加50%,同時 帶來更精彩的租戶組合,當中不少租戶為首次進軍香港的品牌。
• 新廈將提供優質樓面,為希慎寫字樓組合的發展注入一股強大動力,增進集團甲級寫字樓 組合作為中環商業區最自然延伸的優勢。新廈將是2012年港島區唯一落成的 AAA 級寫字 樓,其符合可持續發展概念的設計,採用最高標準的建造規格,而所有寫字樓樓層均坐擁 維港美景。
• 希慎廣場彰顯希慎致力為旗下物業以至銅鑼灣區締造更加環保的環境。新廈符合國際環保 及可持續發展的最高標準,獲得美國綠色建築協會LEED(Leadership in Energy and Environmental Design)最高水平「白金級」前期認證,同時亦達致香港「建築環境評估 法」BEAM(Building Environmental Assessment Method)標準。希慎廣場設計獨特, 具備「城市的綠窗」及空中花園,勢必成為銅鑼灣鬧市中心的綠色地標。
希慎廣場的施工進度良好。年內,整幢大廈的招租進展理想,截至2012年2月底,逾90% 的商舖樓面經已租出。預期商場於2012年8月開幕,零售商舖將自8月開始陸續啟業,更有 利互相配合,為商場長遠發展建立優勢。
商舖租戶將包括首次進軍香港的國際品牌,除了迎合潮流人士的購物需要,更為銅鑼灣區帶 來更多姿多采的購物體驗。
寫字樓租賃方面,繼一家國際會計師事務所承租三分之一的寫字樓樓面後,其餘寫字樓樓面 現正處於洽商階段。租務策略將力求平衡,在達致理想出租率之餘,亦進一步提升寫字樓租 戶的質素,從而增加整體寫字樓組合的吸引力。”

“A busy shopping weekend – opening of Hysan Place and Abercrombie & Fitch

 New shopping destinations getting traction: Not to our surprise, both Hysan
Place mall in Causeway Bay (opened on Fri, 10 Aug) and Abercrombie & Fitch
in Central (opened on Sat, 11 Aug) attracted lots of traffic over the weekend.
 Eslite Bookstore is the spot light of Hysan Place: Hysan Place is positioning
as a mid-end shopping mall, complementing its high-end Lee Gardens. After
visiting the entire mall, we think that the Taiwanese bookstore eslite is the
spotlight of Hysan Place. This anchor tenant occupied 3 floors (8/F-10/F). Other
than selling books, products like stationery, leather goods, tea leaves and
designer products are available. The bookstore will open for 24 hours on
Thursday to Saturday from 11 August to 16 September. We found that footfall
was light at 5am while it was quite crowded at 11am.
 What we like and don’t like about Hysan Place as a shopper:
o Like: express escalators to high floors; restaurant booking service on 2/F
for restaurants on high floors
o Don’t like: floor plate too small
 Is Hysan Place drawing all CWB traffic flow? Probably some, but not all. We
found that those visiting Hysan Place are mainly locals speaking Cantonese,
while mainlanders are still shopping at Sogo and Times Square. However, the
traffic flow on G/F of Sogo appeared to be less than a normal weekend and a
weekday lunch time before the opening of Hysan Place. For Times Square, we
still saw mainland tourists carrying their suitcases around. It is too early to say
whether the new mall is a threat to the existing shopping destinations in CWB.”
